WHY A LEASE IS IMPORTANT

Accurate Leasing Paperwork-A Must For Both Owners and Tenants

lease agreement

A lease serves as a binding, legal agreement between the property owner and the tenant. As such, it is very important to make sure it thoroughly addresses the rules, policies, and conflict resolution procedures for living in the rental property, and clearly defines tenant and landlord responsibilities. Remember to put everything down in writing: A handshake or verbal agreement won’t hold up in court.

If you are self-managing your rental property, you can find many generic leases online, but you’ll want to review the lease requirements specific to your state or municipality and incorporate them into your rental agreement. If your rental property is in the San Antonio area contact Real Property Management Alamo at 210-787-3876 or amanda@rpmalamo.com for help with tenant screening and lease signing.

Even if you wish to remain the sole manager of your rental property business, RPM Alamo has the expertise that can save you from difficult situations that may arise from not having the proper lease. We can take care of the lease signing, then hand management back over to you. Of course, we do offer full management services as well. If you still wish to go it on your own, have the lease document examined by a legal professional to ensure that the terms protect your interests and comply with local and state regulations. It is also very important to understand that the tenant will use the lease to their advantage as well, so make sure ALL rules, policies, procedures, etc. are outlined in the lease and not just related verbally and if any changes to the lease come up, make sure they are written down and not just verbally agreed upon.
