Pricing & Fees: Frequently Asked Questions

What is your management fee?

Our management fee is 10% of the monthly rent while the property is occupied.

During vacancies, the fee is $99 per month while we actively oversee the property, coordinate vendors, manage marketing, and facilitate leasing activities.

What is your leasing fee?

Our leasing fee is 50% of one month’s rent.

Our leasing fee includes professional marketing, photography, showings, applicant screening, lease preparation, move-in coordination, and all other leasing activities.

Is there a lease renewal fee?

Yes. Our lease renewal fee is $150.

Is there a charge for the move-in assessment?

No. The move-in assessment is included with our management services at no additional charge.

Do you prepare year-end statements and 1099s?

Yes. Owners receive monthly statements, an annual cash-flow report, and a 1099 each year at no additional cost.

Is there an early termination fee?

Please refer to our sample Property Management Agreement for complete details regarding termination provisions.

What are your late fees, and who keeps them?

Our standard late fee is 10% of the monthly rent beginning on the fourth day, plus $10 per day thereafter, as permitted by the lease.

Late fees are retained by management because collecting delinquent rent requires additional administrative time, communication, and legal compliance.

Do you charge pet fees? If so, what are the pet fees?

Yes. We charge a $350 nonrefundable pet fee for each approved pet. This fee is retained by management.

Is pet rent charged?

Yes. Pet rent is paid directly to the property owner and is subject to the standard management fee.

What does an eviction typically cost?

Most uncontested evictions average between $750 and $1,350, depending on court costs and attorney fees.

Our goal is to prevent evictions whenever possible through proactive screening, communication, and resident management.
